Versatility is what separates a site that sells from one that stalls. Yet many landowners and developers assume every buyer wants the same blueprint of standardized power specs and fixed layouts. In reality, buyers have vastly different priorities. Some seek low latency near urban cores. Others demand massive power for hyperscale operations. Many are focused on sustainability metrics or expect robust backup generation. The more narrowly a site is scoped, the fewer doors that can stay open.

Another common misstep is overselling readiness. Buyers today are cautious, having seen too many so-called “shovel-ready” sites fall apart under scrutiny. Without a clear power plan, environmental validation and proper documentation, even a promising property can be sidelined.

One of the biggest reasons projects stall is not bringing all the key players to the same table. Utilities, fiber providers, local officials, developers and investors work in their own lanes, each focused on their priorities and timelines. Not getting them all on the same page can derail a project that looked promising on paper.
