H istorically, building infrastructure and enterprise IT have operated in parallel worlds. Lighting systems, HVAC controls and building management systems (BMS) were deployed and maintained by facilities teams, often using proprietary technologies isolated from corporate networks. IT department’s focus has been user connectivity, servers and applications.

Modern buildings are digitally connected environments where lighting, sensors, climate control and energy systems communicate across IP networks. POE lighting, intelligent lighting control systems and advanced building management platforms have transformed commercial spaces into connected operational ecosystems.

As operational systems converge with enterprise networking infrastructure, organizations face new complexities and a major opportunity is emerging for managed services providers (MSPs).

The Rise of the Networked Building

This converged environment is not confined to industrial, data center and new construction environments, but even existing commercial office buildings are undergoing a quiet but significant transformation. Traditional electrical and control systems are being replaced or augmented with network-based technologies that enable centralized management and datadriven optimization.

PoE lighting is a prime example. Instead of running separate electrical circuits and control wiring, LED fixtures can now be powered and managed directly through Ethernet cabling. These systems provide granular control over lighting levels; support daylight harvesting and integrate occupancy data to reduce energy consumption.

Modern BMS platforms are connected to IP networks. The convergence of these systems is driven by a number of factors including energy efficiency initiatives, workplace experience improvements, data-driven facilities management and sustainability goals. The result is a rapidly growing ecosystem of connected building technologies that increasingly rely on the same networking principles that power enterprise IT.

A New Layer of Operational Complexity

While connected building systems deliver powerful capabilities, they also introduce challenges that many organizations are not fully prepared to manage.

Building operational systems include a diverse range of devices and protocols: PoE lighting fixtures, occupancy and environmental sensors, lighting control gateways, HVAC controllers and BMS servers. These devices often operate continuously and support mission-critical building functions.

 As building systems connect to enterprise networks and cloud platforms, organizations must address vulnerabilities that were previously overlooked. MSPs can implement security monitoring, network segmentation strategies and vulnerability assessments tailored specifically to operational building systems. 

Where Managed Services Providers Can Deliver Value

As building systems increasingly rely on network infrastructure, MSPs are uniquely positioned to bridge the gap between traditional IT and building operations.

One of the most immediate opportunities lies in network design and segmentation. Connected lighting systems, BMS platforms and sensor networks require properly designed IP architectures to ensure performance and security. MSPs can help organizations implement segmented networks that separate operational systems from enterprise traffic while still enabling secure data integration.

Another area of value is device monitoring and lifecycle management. Modern buildings may contain thousands of connected devices, from lighting fixtures and sensors to edge gateways and control servers. Monitoring the health and connectivity of these devices can quickly become overwhelming without centralized management.

MSPs can extend traditional network operations center (NOC) capabilities to include building infrastructure, providing continuous monitoring of switches, PoE devices, lighting gateways and BMS components. Firmware updates, configuration management and device onboarding can also become part of an ongoing managed service.

Security services represent another emerging opportunity. As building systems connect to enterprise networks and cloud platforms, organizations must address vulnerabilities that were previously overlooked. MSPs can implement security monitoring, network segmentation strategies and vulnerability assessments tailored specifically to operational building systems.

The growing volume of building data opens the door to new service offerings. Data from lighting systems, occupancy sensors and environmental monitors can provide valuable insights into space utilization, energy efficiency and facility performance. MSPs that help organizations collect and manage this data can play a strategic role in optimizing building operations.

Preparing for the Converged Future

Developing familiarity with building automation protocols and platforms is a good starting point. Systems such as BACnetbased BMS platforms, PoE lighting control networks and environmental sensor systems all operate within a broader IP ecosystem but bring unique requirements and operational considerations.

Partnerships will also play an important role. Many electrical contractors are developing limited energy systems teams to address the design and installation of structured cabling systems to address emerging technologies. These teams bring knowledge of legacy systems architecture, construction norms and industry standards along with a passion for embracing and expanding new technologies and approaches. Manufacturers are actively looking for partners to address the need for ongoing network management concerns for after the sale support.

At the same time, MSPs should adapt their security and monitoring practices to address operational environments where uptime and safety requirements differ from traditional IT systems. Supporting connected buildings often requires working closely with facilities managers, electrical contractors and building automation specialists.

The Next Evolution of Managed Services

As buildings become intelligent, connected environments, the boundary between IT infrastructure and facility operations is rapidly fading.

Lighting systems, environmental sensors and building management platforms are no longer isolated mechanical systems, they are networked technologies that depend on secure, reliable connectivity. Organizations will increasingly need partners who can manage these environments holistically.

Managed services providers that expand their expertise into building operational networks will find themselves at the center of this transformation. MSPs are positioned to play a critical role in helping organizations unlock the full potential of the connected workplace through bridging the worlds of IT and building operations.
